Akoya House is a stunning four bedroom, two story family holiday home located in Shoal Bay and only a quick 3-minute drive to Fingal Bay beach and 2-minute drive to Shoal Bay Beach, Shoal Bay Country Club and Zenith Beach.

Akoya House is a holiday rental gem just like its namesake, the highly lustrous “Akoya” pearl. A stunning four bedroom, two story family holiday home featuring two separate lounge rooms, study desk, WIFI and double garage plus room for boat parking.

Location
Akoya House offers a quiet sanctuary from which an endless number of year-round activities for families with children of any age, groups of friends or fisher-folk alike are available. It is perfectly located within walking distance or very short drive to Shoal Bay Beach, Shoal Bay Country Club, Box beach, Zenith beach and Fingal Bay, or a 10-minute drive to Nelson Bay as well as many other wonderful local attractions such as Tomaree Peninsula, Salamander Bay, Soldier’s Point and Stockton Beach Sand Dunes.

House
As soon as you enter the property you will be amazed at the quality inclusions and comforts that await you. Multiple living areas giving everyone their own space, split system air conditioners throughout the entire property, unlimited Wi-Fi and a large SMART TV is provided so you can log onto your own Netflix, Amazon etc. You will also find a study area with desk for those who need to do some work while on holiday and a Boom speaker to enjoy your choice of music.

The large kitchen boasts all the necessary appliances including dishwasher, microwave, family size fridge/ freezer, high end Nespresso coffee machine and complete cooking facilities including gas cooktop and electric oven. The kitchen is also fully equipped with a kettle, toaster, cooking utensils and plenty of cutlery, plates and glasses for guests.

Fourteen steps will lead you to four large bedrooms all with split system air conditioners, ceiling fans and the bonus of linen and beds made for you. The main bedroom also has access to a balcony and ensuite bathroom with shower, toilet, and vanity.

The main bathroom layout is three ways, making this an easy usable space by having a separate toilet area, separate bath with shower and separate vanity area. The owners also provide a port-a-cot, highchair and baby gate on the stairs for your convenience.

A large internal laundry is equipped with a front loader washing machine and dryer. An iron and ironing board is also provided. A third toilet and shower are connected to the internal laundry with direct access from the side of the house so you can quickly rinse off after a enjoyable day at the beach.

There is also a double garage with internal access making this very convenient for families. Parking for a boat and trailer is possible on a separate driveway. The owner also supplies push bikes, helmets, scooters, a skateboard, body boards and fishing rod for your leisure.

The backyard is perfect for the entire family to relax and unwind with an undercover entertaining area with gas BBQ, alfresco dining plus a fantastic area with firepit. The garden is fully fenced for pups.

Pets are welcome at this property - dogs only. Maximum of 2 dogs. Please do not allow your furry friend on furniture or upstairs.

Only the guests staying at the property are permitted to be present. If you wish to have extra visitors (this includes day visitors) in addition to booked guests, you must advise us in writing prior to your stay and ensure you receive written permission if the property permits this.

Obligations to neighbours – Section 2.5.2 of the Code of Conduct

A guest must not at any time during the occupancy period:-

(a) create noise that because of its level, nature, character, or quality, or the time it is made, is likely to harm, offend, or unreasonably disrupt or interfere with the peace and comfort of neighbours and other occupants of the premises
(b) act in a violent or threatening manner towards neighbours or other occupants of the premises
(c) act in a manner that could reasonably be expected to cause alarm or distress to neighbours and other occupants of the premises
(d) use or enjoy the premises in a manner, or for a purpose, that interferes unreasonably with the use or enjoyment of common property by neighbours and other occupants of the premises in a strata or community scheme
(e) intentionally, recklessly or negligently cause damage to premises, any common property or any other communal facilities within the immediate vicinity of the premises, or any public property in the vicinity of the premises
(f) intentionally, recklessly or negligently damage the personal property of neighbours of the premises or other occupants of a strata or community scheme.

This property is approved for holiday accommodation only, no extra bedding mattresses, tents, caravans or more cars than the property accommodates are allowed.

After hour emergency service is available 24/7 during your stay.

If you or any other guest receives a warning regarding excess noise or excess guests, you may be asked to leave the property immediately with no refund of monies.

Stayed here with a group of eight people of different ages and it suited everyone really well. The house was very clean on arrival and easy to settle into. It is accessible, comfortable, and everyone slept soundly. The location is excellent, just a short walk from three beautiful beaches, which makes getting around simple and enjoyable. I will definitely be back!

I recently stayed at this beautiful holiday rental and the property was clean, well-maintained, and thoughtfully decorated! The location was perfect – just a short walk from the beach and local shops, making it incredibly convenient. Comfortable stay

There aren't many dog friendly homes available for hire in Shoal Bay but this one was very suitable for our elderly dog. The house was clean and well presented with a private backyard and out door seating area, including BBQ. We even used the outdoor fire using the timber provided. A comfortable stay.

We had a wonderful stay at Akoya House in Shoal Bay. The house is in a great easy location and is beautifully set up with easily enough space for 2 families. We appreciated all the homely touches, useful info on the area and comfortable beds. Being able to bring our dog with us as well made this a brilliant getaway and we will be sure to return to this 5* house.

Beautiful well-equipped spacious home

We spent a long weekend away in this lovely home and were so impressed that it had everything we needed, and more, in a fantastic location, close to so many beaches, scenic walks and the Shaol Bay shops. We decided to do a shop at Coles in Nelson Bay and make the most of the house with meals in the spacious dining room and in the covered outdoor dining area. They have a very nice coffee maker, which was surprisingly easy to use! Wish we could have stayed longer in this little slice of paradise.

Superb Holiday House

We travelled from Switzerland and really enjoyed staying at Akoya House with our family. It had everything we needed (even more than expected) and was a very comfortable stay. We even got to see dolphins and whales on more than one occasion. We would definitely recommend this house and hope to visit again soon.

Our group had a great weekend at Akoya House. Immaculately clean, very comfortable and had everything we needed for a very enjoyable stay. Short walk to Shoal Bay Country Club and local restaurants, with easy short walks to pristine beaches at Box Beach and Fingal Bay. Will definitely return.

WOW. We just came back from the most amazing week away in Shoal Bay, staying at this gorgeous house. It is so beautifully designed, very clean, and has everything you could need, and more. Aircon was much appreciated, as were the games and the fabulous coffee machine! Super-comfy beds and lovely big back garden with a huge table. Close enough to walk to the beach, but far away enough not to be noisy - very peaceful and relaxing. Thank you so much, we will definitely be back!
