The large open fully equipped kitchen has a dishwasher, microwave, family size fridge and loads of bench space to prepare the meals. Both the sitting area and living area open out onto a beautiful undercover timber deck with gas BBQ and outdoor alfresco dining facilities that overlook the stunning tropical theme gardens and leafy reserve.
An adjoining building is located at the back of the property for owners use only, no common shared areas though as Sandy Palms has a private small fenced back yard which is perfect for children to play. Three bedrooms and a large bathroom with bath, shower, vanity and the bonus of a separate toilet, internal laundry with washing machine and plenty of parking for cars & boats out on the front grass area.
A quick ten-minute drive to Shoal Bay and Little Beach for fantastic swimming, surfing, launch your boat at the boat ramp or a casual stroll along the waters edge.

This property does not include sheets or towels, please bring your own or contact us to organise the linen hire service. The linen service is priced depending on your length of stay, prices start from $28 for a King/Queen/ Double pack and $24 for a Single pack.
Linen Packs consists of 2 flat sheets, pillowcases, bath towels, bathmats, hand towels and tea towels (BYO beach towels). The property provides pillows, blankets, and quilts.
Pets are not welcome at this property.

Parking: Front grass area for cars and boats
By making a payment for the booking warrants you and all guests staying will abide by the Code of Conduct for Short Term Rental Accommodation which can be viewed under the Guest Info tab on our website or via the link which will be sent to you in your booking confirmation email.
This property is to be used as holiday rental only, it is not to be used as a principal place of residence. Please refer to our Terms and conditions also found on the Guest Info tab on our website.
Only the guests staying at the property are permitted to be present. If you wish to have extra visitors (this includes day visitors) in addition to booked guests, you must advise us in writing prior to your stay and ensure you receive written permission if the property permits this.
If you or any other guest receives a warning regarding excess noise or excess guests, you may be asked to leave the property IMMEDIATELY with no refund of monies. Noise outside the property is prohibited between 10:00pm and 8:00am.
This property is approved for holiday accommodation only, no extra bedding mattresses, tents, caravans or more cars than the property accommodates are allowed.
After hour emergency service is available 24/7 during your stay.
RESIDENTIAL NOISE RESTRICTION AREA
There are restrictions on the noise made by guests in a residential area. Noise that can be heard in any habitable rooms of a neighbouring residence is restricted by the following:
Friday, Saturday or any day preceding a public holiday midnight - 8am Any other day 10pm - 8am
Holiday Rental Property suggestions: - Guests to be considerate of the neighbours as neighbours are not on holidays. Move indoors to keep noise levels at a minimum after 10pm and please be thoughtful when using a sound system and abide by noise restrictions.
